From Your Home Functionality Coach® in Oregon City, Oregon

You know that feeling when you walk into a home and it just… feels off? The plants are cute, the floors are clean-ish, but something’s not quite right. It’s probably not haunted (probably), but it might be your air ducts.

Hi, I'm your friendly Home Functionality Coach® based right here in Oregon City, Oregon, and today I want to talk about something tragically overlooked in most homes: the mysterious ecosystem thriving inside your HVAC system. Yep. We're talking duct cleaning. Not sexy. I know. But give me ONE minute....

Here’s the Dirty Truth About Dirty Ducts

As someone who’s been in a lot of homes (read: more than is probably healthy for one person), I’ve seen my fair share of dusty intake vents. Some are just a quick Swiffer away from salvation, but others? Oh, honey… they’ve gone full "dust bunny habitat." And if you’ve got pets, or you’ve survived wildfire season here in the Oregon City and Molalla areas (remember that lovely orange sky last year?), your ducts might be housing more soot and allergens than a Victorian coal mine.

So unless you enjoy recirculating pet dander and microscopic ash clouds every time the heat kicks on, duct cleaning should be on your annual home maintenance list. And if it’s not? That HVAC system you paid thousands for is working double-time just to push that gunk around. Spoiler alert: overworked units don’t live long, and they don’t die quietly.

(Middle photo) Shine the light up inside it and you'll see what six years of air circulation looks like with no pets/ non-smokers. Fascinating how much dirt is in there, right?

Home Maintenance IS Home Functionality

Here’s the thing—your home wants to take care of you. But in order to do its job, you have to do yours. That means scheduling routine maintenance, like having your furnace and AC serviced, replacing filters, and yes, having those ducts cleaned out. (Don’t make me crawl up there with a flashlight to show you the horror.)

If you're selling a home in Oregon City, SE Portland, West Linn or anywhere nearby, buyers don’t just look at the pretty backsplash or that moody black powder room. Look up. Are the vents clean? Is there black residue around an outlet that might indicate an electrical short? These are clues. Clues that your inspection may not go smoothly and that your home may have been a little neglected— but let's talk prevention so there is no problems to begin with! A well-maintained home says “low stress” and “move-in ready,” which are basically catnip for potential buyers.

This is where I come in (cue the sparkles). When we work together, I’ll help you make a list of all the updates and maintenance tasks you've completed over the years—even if that list is currently “somewhere in a drawer… I think.” We’ll get it organized and present it in a way that adds value to your listing. Oh, and did I mention I include home styling services at no extra charge to make sure your home shows like it belongs on a Pinterest board?

The Bottom Line: Good Bones Need Great Upkeep

Whether you’re buying, selling, or just trying to breathe cleaner air in your forever home, don’t sleep on maintenance. Duct cleaning may not be glamorous, but neither is sneezing through your Netflix marathons.

So if you’re googling something like:“Home Functionality Coach Oregon City”
